As the Regional Real Estate Manager / DACH, Easter & Central Europe and Nordics Region you will be responsible for designing the RE strategic Road Map in the Region and operationally leading key RE projects and initiatives across the Alstom group.

 

Key accountabilities
•  Impact organization and provide strategic workplace & RE portfolio vision
•  Connect with business stakeholders & contributors to identify opportunities, understand objectives and rationale, address solutions 
•  Foster the RE initiative and develop comprehensive view on a Real Estate Roadmap aiming to optimize footprint leveraging on key financial and operational indicators 
•  Foster Workplace as a value given to employees and contribute to the initiative with HR, HSE and other departments, support development of sustainability initiatives 
•   Develop comprehensive asset plan, RE committees, benchmarks
•   Support risk management in project phase

 

You will contribute to 
•   RE delivery, design RE initiatives aiming to optimize and transform the portfolio, (fitout projects, M&A Initiatives, Real Estate acquisition and disposal, transversal and development projects) using financial and operational KPIs to anticipate B/S or P&L impact as well as building/workplace KPIs to optimize space usage
•  Provide full support to the project and local teams (valuation, data collection, budget monitoring, legal analysis and risk assessment, broker selection, marketing process and running negotiations, project governance and follow-up) 
•   Act as a partner of the Business and as an expert by having an in depth understanding of the objectives and constraints
•  Provide a comprehensive analysis (financial, fiscal, legal, market review) and submit recommendation and contributes to the lead of the transactions process (incl. supporting draft of LOI, support document collection and data room set up, broker selection, deal negotiation including, technical and environmental review and due diligence processes
•   Contribute to pilot projects and standardization of innovative solutions (Digital, FM solutions)

 

Essential Skills and Experience 
•    A master’s degree or undergraduate degree with additional equivalent work experience is required.
•   15+ years’ experience in a Real Estate business with a generalist experience and good Track record in Real Estate business is recommended 
•   Demonstrate Strong capacity in Asset Management and RE Transactions, RE Project and RE Master planning Management with solid capacity leading RE negotiations with Landlords, general contractors and internal relation
•   Understanding and designing complex projects (master planning, sales & lease back, lease – purchase, retrofit of occupied sites.)
• Solid financial knowledge (DCF valuation, financial scenarios comparison, lease vs own studies, global performance analysis), legal and technical background
•   Experience in working for investors, developers, Real Estate Funds, “end user” or Real Estate advisor
•   Being a RICS member would be a plus
